New owners of Aalborg Waterfront: Plans to increase parking capacity
An otherwise modest commercial property on Vestre Havnepromenade is about to take on a new role in Aalborg.
The former crew building and garage facility belonging to Aalborg Kloak, located at Vestre Havnepromenade 27, has been sold through a public tender. It has now been given a new name: Brohuset.
The name reflects its exact location next to the pedestrian and cycling bridge Kulturbroen, offering front-row views of the Limfjord.
The buyer is a local, family-owned property company, Stella5, which has strong roots in the city.
Local ownership
Stella5 is owned by the Stadsing family and already holds several properties in both Aalborg and Nørresundby. The company has now acquired Brohuset for just over DKK 9 million.
The sale was brokered by EDC Erhverv Poul Erik Bech on behalf of Aalborg Kloak A/S.
“We are very pleased to have acquired this well-located property, as it fits perfectly into our existing portfolio in Aalborg and Nørresundby,” says Kathrine Lund Madsen, CFO of Stella5.
The property includes 1,067 square metres of commercial space and sits on a 2,809 square metre plot, leaving room for more than just traditional office use.
What will Brohuset be used for?
The short answer: it has not yet been decided.
Stella5 plans to enter into dialogue with potential tenants before determining the final direction.
“We are now beginning to explore the future potential uses of the property, which could eventually be transformed into a high-end office building,” says Kathrine Lund Madsen.

However, the property will not be limited to a single function. It offers flexibility and can accommodate multiple uses, including:
– A healthcare centre
– A fitness centre
– Office spaces
– Or a combination of these
“Initially, we will use the property as it is, but it is highly flexible, so there are many possibilities,” she explains.
The building also includes a garage with three bays, which could be relevant for small businesses and self-employed professionals in need of storage or compact commercial space close to the city centre.
“Smaller independent businesses requiring storage and similar facilities also have the opportunity to lease space.
We will see how things develop in the coming period. In the long term, it could also become a truly attractive office property in a very strong location.”
More parking spaces on the way
One of the first concrete changes will be something many in the area are likely to notice: additional parking.
“Initially, we will establish parking spaces for future tenants, as well as offer public paid parking, as there is a shortage of parking in the area,” says Kathrine Lund Madsen.
The waterfront area is already under pressure when it comes to parking, meaning Brohuset may also play a practical role for residents, visitors, and people working nearby.

A scenic location by the fjord
EDC Erhverv Poul Erik Bech Aalborg handled the sale on behalf of Aalborg Kloak.
The property had long been used as a crew building and garage facility, but the utility company no longer needed it.
“The sales process was carried out as a public tender on behalf of Aalborg Kloak, which had used the property for operational purposes but no longer required it.
We have drawn on our many years of experience with public tender property sales,” explains estate agent Stig Theilmann.
He highlights the location as a key strength:
“There is no doubt that the location next to Kulturbroen and the excellent views, including direct views of the Limfjord from the lunchroom, are major advantages for the property.
We congratulate Aalborg Kloak on the sale and Stella5 on the acquisition, and we look forward to seeing which tenants will come on board in the future.”
A small part of the waterfront in transition
The area around Vestre Havnepromenade has undergone significant transformation in recent years, and Brohuset is another example of former technical and operational properties being given new life.
With local ownership, flexible usage options, and a prime location by Kulturbroen and the Limfjord, it will be interesting to see whether Brohuset becomes an office building, a healthcare facility, a fitness centre, storage space for small businesses—or a combination of it all.
